The loan most commonly used for real estate investment was "regional bank"

The top loan used for real estate investment was "regional banks (including second regional banks) (37.5%)", followed by "megabanks (26.4%)". Next were "online banks (19.4%)" in 3rd place, "shinkin banks and credit unions (11.1%)" in 4th place, and "Japan Finance Corporation (8.3%)" in 5th place.

Regional banks and megabanks ranked high, showing that overall, many people chose traditional banks with physical branches. However, nearly 20% used online banks, indicating a certain degree of dispersion in choices.

Below, we introduce the specific bank names and reasons for choosing them, based on the responses.

<1st Place: Regional Banks>

- Junichiro Bank. Because I had used it before (Male, 40s)

- Chiba Bank's real estate investment loan. They are strong in the area of the property I planned to purchase, and the introduction from a partner real estate company seemed likely to make the screening process smooth (Male, 50s)

- Kiyo Bank's apartment loan. I got quotes from multiple financial institutions, and their conditions were the best (Male, 60s or older)

Regional banks are community-based banks with a business base in a specific prefecture or region.

Reasons for choosing a regional bank included "familiarity with the local area," "partnership with real estate companies," and "good conditions." Responses such as "familiar" and "partnered" indicate a preference for security and smooth procedures.

There were also cases where regional banks offered better conditions after comparing multiple financial institutions.

<2nd Place: Megabanks>

- Sumitomo Mitsui Banking Corporation apartment loan. Because it's a major financial institution I'm used to (Male, 20s)

- MUFG Bank's real estate investment loan. I could consult based on the property's profitability and business plan, and the loan conditions matched my investment plan. The staff also carefully explained the repayment period and required own funds, which was decisive (Female, 30s)

- MUFG Bank's apartment loan. Because the interest rate was the lowest (Male, 60s or older)

Megabanks are banks that operate on a nationwide scale, not limited to a specific prefecture or area. Examples include Sumitomo Mitsui Banking Corporation and MUFG Bank.

Some chose megabanks for the sense of security from "high name recognition" and "regular use." There were also opinions that the loan conditions and consultation system were good.

However, not all megabanks offer low interest rates and attentive service. Loan conditions vary depending on the property and loan amount, so it is important to compare options based on the property.

<3rd Place: Online Banks>

- Rakuten Bank's real estate investment loan. Because I already had a Rakuten Bank account and could apply immediately (Male, 20s)

- I used Orix Bank's real estate investment loan. It was a partner loan of the real estate company that introduced the property, so everything from screening to interest rate preferential procedures and loan execution was very smooth (Male, 30s)

- Sony Bank and Orix Bank's investment property loans. Online banks are smooth because procedures are completed online (Male, 40s)

Online banks are banks that basically do not have physical branches and provide services over the Internet. Examples include Rakuten Bank and Orix Bank.

With online banks, loan applications can also be completed online. Additionally, since many people use online banks these days, several responses mentioned that "it was easy to apply because I use it regularly."

<4th Place: Shinkin Banks and Credit Unions>

- I used a local shinkin bank's apartment loan. Because the property I planned to purchase was an old building in a rural area, I prioritized a financial institution that would carefully review the property's location and profitability (Male, 30s)

- Johoku Shinkin Bank's apartment loan. They responded flexibly to the property's location and business plan, and provided attentive consultation. Compared to major banks, the screening process was faster, and there was an introduction from a local real estate company, so I decided with confidence (Female, 30s)

- Wakkanai Shinkin Bank. Because it's where my salary is deposited (Male, 40s)

Shinkin banks and credit unions are financial institutions deeply rooted in specific regions, with an image of being "knowledgeable about local circumstances." Some chose them because of their flexible and attentive response.

As community-based financial institutions, they often collaborate with local real estate companies. Similar to other financial institutions, some responses mentioned "I chose a shinkin bank because I use it regularly," showing that familiarity and security are also important factors.

<5th Place: Japan Finance Corporation>

- I used Japan Finance Corporation's loan for purchasing rental real estate. The ability to explain including the business plan was attractive (Male, 40s)

- I used Japan Finance Corporation's loan for real estate rental business. The decisive factor was that I could consult not only about the property's profitability but also about my own funds and past income situation. The staff explained the loan conditions in detail, making it easy to plan repayment (Male, 40s)
