Silicon Valley-based startup MODE, Inc. (Headquarters: California, USA; Japan Branch: Chiyoda-ku, Tokyo; CEO: Manabu Ueda, hereinafter "MODE") announces that Daitei Yuraku Real Estate Co., Ltd. (Headquarters: Chuo-ku, Tokyo; President & CEO: Takeshi Uekusa, hereinafter "Daitei Yuraku") has conducted a trial implementation of the IoT platform "BizStack" to verify improvements in management efficiency across multiple facilities.
Under the verification conditions set this time, the time required to confirm alarm details and locations after an equipment alarm occurred was approximately 5 minutes when using BizStack, compared to approximately 30 minutes with conventional methods.
Background and Challenges
Severe labor shortages have become a major challenge in the real estate management industry. Daitei Yuraku is actively promoting the adoption of IoT technologies to improve operational efficiency and build sustainable management systems.
The managed property where the trial was conducted consists of multiple buildings across a wide area, presenting the following challenges in equipment management:
Time lag in anomaly detection: For properties managing multiple buildings, confirming detailed conditions upon equipment alarms often requires on-site visits, resulting in delays in identifying anomalies. This verification aimed to complement existing management systems and further accelerate initial response.
Mobility burden for cause and location identification: In multi-building properties, staff may need to travel to monitoring panel locations to confirm equipment information and alarm details. Additionally, since some systems aggregate alarms from multiple buildings, identifying the exact location of an anomaly may require multiple verification steps. This trial aimed to supplement such operations.
Preventive maintenance against aging: To further enhance early detection of equipment anomalies and preventive maintenance, Daitei Yuraku conducted verification to complement existing management systems.
Given these challenges, the company initiated the trial implementation of "BizStack" with two objectives: (1) reducing mobility effort during emergency responses, and (2) verifying the actual degree of efficiency improvement through IoT device adoption, enabling remote, rapid access to equipment status and alarm information.
Implementation Overview
Verification Items
In this trial, remote cameras, environmental sensors, lamp sensors, and water leakage sensors were utilized to create an environment where equipment and alarm information scattered across the managed property could be centrally managed on BizStack.
Main verification items were as follows:
Remote Camera-Based Equipment Alarm Monitoring
Installation of remote cameras to monitor alarm panels
Establishment of a system to notify responsible personnel upon alarm occurrence, enabling pre-arrival situation assessment via video
Verification of faster location identification and initial response
Visualization of Alarm Sounds via Environmental Sensors
Installation of environmental sensors around alarm panels
Creation of a system to notify BizStack when alarm sound levels exceed a certain threshold
Verification of real-time alarm detection
Alarm Content Identification via Lamp Sensors
Installation of lamp sensors on equipment panel indicator lights
Verification of remote identification of alarm types
Evaluation of potential reduction in on-site verification tasks
Anomaly Detection via Water Leakage Sensors
Installation of sensors in areas with high water leakage risk
Creation of a system to notify BizStack upon water leakage detection
Verification of effectiveness in early detection of equipment anomalies caused by water leaks

Results
The trial implementation demonstrated a significant achievement: reducing abnormal response time from 30 minutes to 5 minutes (an 83% reduction).
Previously, confirming equipment alarms required about 30 minutes for coordination with security personnel and checking monitoring panels across the vast site. This verification enabled remote pre-confirmation of alarm details and locations before dispatching staff, reducing initial response time to just 5 minutes.
Additionally, during the trial period, remote monitoring via various sensors allowed pre-identification of equipment status, reducing some travel and visual inspection tasks. This indicates potential for more efficient deployment and operation of on-site management personnel, confirming the viability of remote monitoring as a support tool for limited management staff.
Future Outlook
This initiative was conducted as a trial implementation and has now concluded its planned period, providing an opportunity to verify the effectiveness of remote monitoring across multiple buildings and integrated use of on-site data for operational efficiency.
MODE will continue to support operational efficiency and DX advancement in various fields, including building and facility management, by leveraging real-time data through BizStack.
